GME PORTFOLIOS / DORSET & THE SOUTH COAST

Finding the potential in difficult sites.

I work with landowners, councils and development partners to identify residential opportunities, solve planning and title constraints, and move viable schemes towards delivery.

SELECTED WORK

From an overlooked plot to a workable scheme.

My work spans land assembly, redesign, planning applications and appeals, restrictive covenants, and the practical steps that follow permission. These examples distinguish completed work from schemes at planning or delivery stage.

BOURNEMOUTH · PLANNING CONSENT

Six homes assembled from backland

A redesign and planning process for a six-home scheme, with council land discussions, access, parking and delivery issues forming part of the wider site strategy.

WIMBORNE · TAPPER COURT

Three homes within an 18-home programme

These plans show three of 18 homes constructed in stages over six years. Earlier developers had made promises to residents but failed to deliver because of restrictive covenants held by the local authority and passed to the controlling housing association. Planning permission was achieved, and every restrictive covenant was successfully negotiated or overturned.

WIMBORNE · MULTIPLE PLOTS

Barnes Crescent

A programme of infill opportunities involving options, planning, design changes, covenant issues and construction coordination. Individual plots have reached different stages, including completed homes and further schemes in progress.

POOLE · MULTIPLE PLOTS

Brook Road

Residential infill work where restrictive covenants were a central challenge. The schemes required planning and practical coordination to unlock their development potential.

HMO PLANNING

Making a complex change of use work.

From planning use and layout to conditions and the path towards occupation, HMO projects need coordinated decisions. See the 11 person scheme at 92 Wimborne Road.

WHAT I CAN HELP WITH

A practical route from land to homes.

Early judgement matters: what can be built, what permission will take, and whether the numbers still make sense after access, conditions and build costs.

01

Find & assess

Identify overlooked plots and assess ownership, access, planning context and likely value.

02

Secure & plan

Options or conditional purchases, design teams, applications, appeals and covenant strategy.

03

Coordinate delivery

Bring together consultants, contractors, conditions and the route to construction or sale.
